This is a NON SMOKING townhouse.
Checking In – This is a self check-in unit. Guest will be provided with lockbox code 24-48 hours prior to arrival. Guests should utilize the key in the lockbox to unlock the unit's. We suggest placing the key back in the lockbox (code will be required to unlock), this will ensure you have access into the unit should you get locked out or misplace the key provided (2 sets of keys are provided in the unit for your normal use).
DAMAGE DEPOSIT – A damage deposit is required with all reservations unless specifically waived on the booking and invoice. Deposit payments are required with your with your balance payment. The deposit is NOT applied toward rent; however, it is fully refundable within (21) days of departure, provided the following provisions are met:
• No damage is done to the townhouse or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in outside trashcans and properly bagged, and soiled dishes are placed in the dishwasher and cleaned. We strongly recommend having a minimum of Laundry for the housekeeper at the time of your departure so she will have the Townhouse ready for the next Guests at 3pm.
• All keys are returned and townhouse is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early check-in or late checkout.
• The renter is not evicted by the owner (or representative of the owner) or local law enforcement.
There will be a charge withheld from the Security Deposit of $75.00 if any of the set of Keys (2) are not left at the unit and the One (1) returned to the Lockbox _____________ (initial)
There will be an additional charge $150.00, if a Locksmith has to be called due to the tenant not having a key available for the housekeeping staff to be able to obtain entrance upon your departure. _________ (initial)
Guest will reimburse homeowner for any damage charges in excess of deposit amount with 21 days of presenting guest with invoice.
PETS -Pets are permitted in the townhouse only with prior approval. Pet Addendum shall accompany agreement. A pet deposit/fee will be required unless specifically waived on the booking and invoice documents. If applicable, refundable portion of pet deposit will be refunded to guest within (21) days of departure, provided that there is no pet related damage to the townhouse or its contents, beyond normal wear and tear. All pets must be leashed when outdoors. Pet owners are responsible for cleaning up any/all pet refuse. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The homeowner assumes no responsibility for illness or injury that humans or pets may incur while on the premises.
Tax - Per Florida State Statues, Guest will be charge lodging tax on all rent, nonrefundable deposit, cleaning fee at the rate of 12%. This amount will meet both the state imposed tax as well as the Flagler county imposed Tourist Development tax.
PAYMENT – An advance payment equal to 50% of the total rental rate is required upon execution of the agreement. The BALANCE (50% of the total rental rate and all taxes and any applicable deposits are due forty-five (45) days (or otherwise noted on the booking confirmation and invoice) before your arrival date or as otherwise stated on booking confirmation and invoice.

CANCELLATIONS – If you should have to cancel your reservation for any reason, please contact us immediately. We will make every effort to re-rent the townhouse and minimize your loss. If I am able to re-rent the townhouse, all monies (less a $85 processing fee and $85 cancellation fee, will be returned if and when final payment is received for the new reservation. If I am unable to re-rent the townhouse, the following applies:
• Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a full refund of rental monies less $200.00.
• Cancellations that are made within sixty (60) days of the arrival date or changes that result in a shortened stay forfeit the full rental payment.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the townhouse, maid service is not included in the rental rate. If housekeeping service is desired during your stay, Please contact us and we will coordinate with an approved housekeeper contact.
Bath towels or linens are not permitted to be taken from the townhouse, beach towels are provided and permitted for your use.
TRASH/RECYCLING - The housekeeping staff does not remove excess trash and recycling from the property. All trash and recycling must be separated and placed in the provided bin/trashcan. The recycling bin must be placed at the curb on Tuesday night for collection the following morning. The trash can must be placed at the curb on Monday and Thursday nights for pickup on the following morning. Failure to comply will result in a $50.00 charge.
GRILLING – Per the Fire Marshall and National Fire Codes, the use of charcoal or gas grills is strictly forbidden on the decks or in the carport. Additionally, the Townhouse Association forbids the use of grills on the parking blacktop. Guests may enjoy the gas grill located at the pool.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment; deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
APPLIANCES/AIR CONDITIOING - The Homeowner guarantees that upon check-in all appliances and air conditioning are in proper working order. Should a breakdown occur every effort would be made to have necessary repairs made in a timely manner. No guarantees are made that repairs will be made in a 24-hour period.
SMOKE DETECTORS – The City of Flagler Beach requires that smoke detectors be placed in all rental properties. The smoke detectors must be operational at all times. The renter may NOT at any time disarm the smoke detectors. Should a smoke detector become inoperable the renter should contact me immediately.
PARKING – A maximum of two (2) vehicles may be parked in the carport. At no time may a vehicle be parked on the blacktop. Any vehicle left unattended on the blacktop is subject to towing at the vehicle owner’s expense. Additional parking may be accommodated on the side streets adjacent to the property.

HURRICANE/STORM POLICY– In the unfortunate event that a hurricane should threaten the area is important that you follow instructions given by local authorities. No refunds will be issued for hurricanes, hurricane evacuations, or inclement weather. It is strongly recommended that guests purchase travel insurance.
In the event of heavy blowing rains, please close the shutter(s) on the doors to avoid any leaking.
TRAVEL INSURANCE –It is highly recommended all guests purchase travel insurance.
The townhouse is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
